Know what a home is worth before you offer

Asking prices are set by the seller, and the facts to judge them are spread over five websites. Karibu checks each home against what its street actually sold for, in today's money, and puts the area beside it.

An asking price is where the seller starts, not what the home is worth.

How buying with Karibu works

Every home you look at gets the same checks, so you can tell a fair price from a hopeful one.

  1. On the listing

    Save it in seconds

Share a listing screenshot or brochure to Karibu, paste its link, type the address or drop a pin on a map. The details are read on your iPhone, and you check them before the home is added.

  2. Before a viewing

Check the price and the area

Karibu sets the asking price against what similar homes on the same street sold for, and shows the stations and crime nearby, so you know what to look for.

  3. Before an offer

    Compare and decide

Set the homes on your list side by side, keep notes from each viewing, and move each one on from Interested to Offer made.

Price check

Is the asking price fair?

Listings show what the seller hopes for. HM Land Registry shows what homes actually sold for. Karibu takes the nearest sales of similar homes on the same street, brings them up to today's money with the House Price Index, and tells you where the asking sits.

Area

What's the area like?

A listing's map tells you little about living there. Karibu shows the nearest train and Tube stations with walking times, reported crime within half a mile, and one-tap links to schools, flood risk and the home's energy certificate.

Which one is the better buy?

Compare every home on a list, fact by fact: asking against its estimate, size, rooms, tenure, energy rating and condition, with the best of each marked.

Where are we with each one?

Each home sits on a tab for where it is in your search: Interested, Viewed, Offer made, or Skipped. Swipe to move it on, and keep notes from each viewing.

Who sees my search?

Only you. No account, no ads, no tracking: just anonymous usage counts you can turn off. Your homes and notes stay on your iPhone and in your own iCloud. Privacy policy

Frequently asked questions

Is Karibu free?

Yes. Karibu is free, with no in-app purchases, no ads and no account.

Where does it work?

England. Sold prices come from HM Land Registry, which covers England and Wales; the links for schools and flood risk are for England.

Where do the numbers come from?

Public data: HM Land Registry Price Paid data and the UK House Price Index for sold prices and today's estimate, the energy certificate register for floor areas, data.police.uk for crime, postcodes.io for postcodes, and Apple Maps for addresses and stations. Karibu shows how each figure is worked out, and its limits.

Which listings can it read?

Share a screenshot or brochure PDF of a listing to Karibu, or paste its link or type the address. Text is read on your iPhone, and you check the details before the home is added.

Does it need an account?

No. Your homes and notes are stored on your iPhone and in your own iCloud. Karibu's developer never receives them.

Which iPhones does it run on?

Any iPhone with iOS 26.1 or later.
